Flat safety called into question

Millions of people may not be safe in their own flats because many managing agents are failing to undertake legally required health and safety assessments, according to research by Urban Owners.

A report by the block management firm shows that a significant majority of managing agents are not fulfilling requirements to implement fire, electrical and health and safety checks.

With an estimated 1.8 million leasehold properties in the UK, millions of flats and their occupants are potentially at risk from injury and illness, said Urban Owners.

The firm urged flat managers that by law any block of flats with common areas should undertake health and safety and fire risk assessments, typically on an annual basis.

They should also electrical installations assessed every five years. And ensure the property is surveyed for the presence of asbestos.

"The lax attitude of many managing agents towards safety is unacceptable," said Steve Wylie, director at Urban Owners.

He added: "The solution is for leaseholders to take control of the management of their block for themselves."
