Equity release is a lifetime commitment and there are many things to consider so the calculator should be used as a general guide only.

Before finding out if you could be eligible for equity release, you should read the below eligibility checklist.

Lifetime Mortgages:

Eligibility is based on age and property value. The following requirements are absolute minimums and products will not be available to every combination of age and property value. Generally speaking, the younger you are, the more your property will need to be worth to qualify and depending on your individual circumstances, you may be eligible for certain products but not others.

  • The youngest applicant must be aged 55 or over.
  • Your home must be worth more than the minimum property value, which is £75,000.
  • The property must be of standard construction and located in England, Scotland, Wales or Northern Ireland.
  • If you occupy the property with your partner, and are married or in a civil partnership, you must apply for a joint plan. You'll need to put the age of the youngest borrower as the 'age of the applicant.'

Please note that lifetime mortgages are not suitable for the following property types; freehold flat or maisonette, studio or basement flat, flat or maisonette in a local authority or housing authority block of more than four storeys, mobile home or houseboat, farm or small holding being used for agriculture, hotel, guest house or B&B.

Home Reversion Plan

  • The youngest applicant must be aged between 65 and 80.
  • The property must be of standard construction and located in England or Wales.
  • Your home must be worth more than the minimum property value, which is £75,000.
  • As the money from the Home Reversion Plan is provided upfront and you continue to live in your home rent-free, you'll get less than the full market value of the share of the property that you sell.

Please note that this product is not suitable for the following property types: flats or maisonettes, retirement properties, sheltered accommodation, commercial property, mobile home, park home, houseboat, new build properties (where the developer is still on site) and ex-local authority properties.
