We’ve pulled together plenty of first-hand tips buyers would have given themselves if they could turn the clock back. Here are some that could save money further down the road.

Tips for buyers

  • Be careful about booking anything based on estimated timings. Whether that’s lining up a removal company or taking time off work, waiting for a concrete move date may stop you throwing money away.
  • Think when to give notice on a rental property. If there are delays with completing, finding last-minute places to stay can be tricky and expensive.
  • Be extra cautious with leasehold properties. It’s worth making sure you understand the detail and possible future costs of extending leases.
  • Consider a specialist surveyor. This could really help when you’re buying an older house – especially if it’s listed.
  • Think about an independent snagging report for new builds. This could show up issues that the developer will need to fix before you’re in.

 

You've got the keys!

At least some of the moving boxes are empty, you may have furniture on order and it’s time to get to know your new place. And, yes, you’re allowed to feel pride, because placing a foot firmly on the property ladder is no small achievement.

Tips for recent movers

  • Accept you may get buyer’s remorse. It’s surprisingly common, often because of the amount of money involved. Just remind yourself that your new home is an investment in your future.
  • Think fresh starts. It’s sensible to take meter readings right away, consider changing the locks, and maybe service that boiler.
  • Be excited about your new home and its potential. Just try to live there a while before you jump into major works. Your initial vision may change once you settle in.
  • Finalise your joint finances. If you're moving in with someone else, it can be helpful to agree early on how to share household costs.
  • Catch up on the admin. Update your address everywhere you need to. Remember that your new address might affect your insurance premiums.
